A Home warranty can be especially helpful for buyers who are new to the area, as a home warranty gives the new resident a local, one-stop repair source in case something does go wrong. This could be very comforting to someone who might not otherwise know where to go or no somebody to call.

Home warranties generally cover plumbing and electrical systems, major appliances, pumps, central air conditioning and heating, light fixtures, septic tanks, and exhaust and attic fans. Some policies can also cover jacuzzi and swimming pools.

Most home warranty policies operate in the same manner. When a problem arises, the homeowner calls the home warranty company. They send out a local provider with whom they have a contract. The service provider makes an appointment with the homeowner. The homeowner only needs to pay a small deductible as a fee (depending on the type of coverage).

When shopping for a home warranty, there are several points to remember when comparing policies.

  •     The cost of the policy
  •     The deductible amount
  •     What features the home seller may want to add
