What is A CMA -(Comparative Market Analysis)

A Comparative Market Analysis (CMA) is an evaluation of similar, recently sold homes (that we call comparables) that are in close proximity of the home that someone would want to buy or in your case sell. A (CMA) is meant to establish a fair price range for that home. The price range from the CMA can then be used as a guide for deciding on an offer price or in your case a listing price along with a time frame to get your home sold.

Whats Involved

We start by looking at homes in your neighborhood,  in-depth comparison of size, age, location, and features. It comes down to one question: compared to other, comparable homes in this area, how much is your home worth? Answering that question involves looking at a fair amount of tedious data on other homes that are currently listed and that have sold in the last 6 months. The tedious data can include other homes days on market before they sold, and what I like to call (location within location). This is the location of your home on a street. And you would be surprised as to what a difference it could make being at the end of a cul-de-sac rather than the busier part of a main road. This all has to be factored in to come up with an accurate price opinion and time frame that the subject home will sell in.The process for doing a comparative market analysis includes:

  • Defining search criteria for selecting the comparables
  • Determining a list of high quality comparables
  • Evaluate  to find most accurate comps
  • Adjust comparable values for differences in size, condition,age,location,(location within location) etc
  • After adjustments, Estimate the value of your  home and establish time frame (usually 3 months)
