Home Selling Tips: Simple Fixes to Sell Your Home Faster

tips and tricks home selling

Before putting your home on the market, you know that you should spruce it up a bit to ensure that you can list it at a fair price. However, if you don’t want to take on several large projects, it can be difficult to decide where to focus your efforts.

The importance of staging your home cannot be overstated, and the process involves more than simply clearing clutter and removing personal items. Some simple (and often inexpensive) fixes will ultimately add value when selling your home. Here are some home selling tips and suggestions for where to focus in order to improve its appearance.

Start with paint. If you can afford to paint both the interior and exterior, the whole house will appear fresh and new. Be sure to clean first, and don’t forget indoor items such as shelves and cabinets, and outdoor structures like storage sheds. Many experts suggest splurging on professional painters to do the best job. Whether you hire someone else or do it yourself, stick to neutral or subtle colors. Buyers usually like houses with personality that they can easily conform to their own personalities.

Focus on small touches that have a big impact. For instance, replace the door handles and knobs in the entryways and main rooms. Improving the look of a room with new hardware and switch plates, for example, is much cheaper than a major renovation.

Consider renting furnishings. A dining set or coffee table could be just what you need to pull off a more cohesive look in a particular room. It may seem expensive up front, but it will be worth it in the end if your house sells for more.

Attend to your landscaping needs. You don’t necessarily need to show off exotic plants or complicated designs. If you have a yard, at least cover up any bare patches and do some basic trimming. Adding some stones, mulch, or even a few potted plants can improve the look of your outdoor area, which potential buyers are likely to see before they even step foot inside the house.
