Although the rest of the United States continues to rebound from the housing crisis with steadily increasing home prices, values in Connecticut continue to remain level. This means that homes in the state are still a bargain, especially considering the historically low interest rates averaging 4.28 percent for a 30-year fixed term.

  • According to Zillow, the median value of a home in Connecticut is $227,200, which shows a decrease of 0.5 percent for the year ending June 2013. The median list price is $279,900 and the median sale price is $257,000.
  • The Willimantic metro area showed an increase in home values of 1.7 percent to a median $163,400, the lowest values in the state. The median list was $189,900 but  no median sale price was given.
  • The highest home values were in Stamford at $369,400 for a 1.6 percent increase. Median list was $529,900 and median sale was $435,700.
  • The biggest drop was in New London with a 1.8 percent decrease to a median $197,400.
  • Compare these prices and percentages to the values in nearby states, which are Rhode Island at $206,900 (2.4%), Massachusetts at $296,400 (5.2%), New Hampshire at $195,900 (3.9%), New Jersey at $259,700 (0.7%), and New York at $239,100 (1.1%).

Rentals also showed a drop, of 5.1 percent, to a monthly median of $1,400. The following lists median rents in different cites and the percentage changes in parentheses:

  • Hartford: $1,200 (2.1%)
  • New Haven: $1,250 (0%)
  • New London: $1,200 (-7.7%)
  • Stamford: $1,980 (-6%)
  • Torrington: $1,400 (3.7%)
