BUYERS SPECIALIST OVERVIEW

The Buyer Specialist is an individual who is highly sociable, draws energy from working with people, and is optimistic, learning-based and outgoing. He/she is an excellent leader within the organization, Buyer Specialists are united in their commitment to the team’s standards and to achieving the team’s goals. They have a strong sense of urgency, but not at the expense of quality.

The Buyer Specialist could achieve a leadership status on the team through demonstration of mastering scripts and dialogues, lead generation, education attended and closed transactions. In addition, he/she demonstrates on a daily basis the knowledge, attitudes, skills, and habits of a high-achieving buyer agent who is committed to putting clients first, to doing the right thing, and to seeking win-win agreements.

Future growth opportunity: Lead Buyers Specialist w/Addition of a Showing Assistant who will select homes that meet the criteria and will drive the clients to the homes. That person will refine the criteria and close for contract offers. At that point, the Buyer Specialist will negotiate the offer, write the contract, and oversee the deal through its close.

Buyer specialist Job Description

1. All activities related to providing real estate services to home buyers, including but not limited to: lead generation and follow-up, personal consultations, showing homes, writing and negotiating contracts, home inspections, and/or other related services.
2. This position is for someone who loves working with buyers only and will not be working with sellers under any circumstances, either now or in the future. But no worries, handsome referral fees are given and encouraged for any seller leads to the team leader.
3. Candidate must understand they will be required to “cold call” some leads (website-Internet leads) but many leads will be “warm leads” (sign calls, inquiries, referrals, past clients, friends, family, etc).
4. Due to the uniqueness of the real estate environment, this position will have no “standard” hours, but will most likely require some nights and weekends to accommodate clients’ schedules. Agent will set their own schedule with the understanding it may be necessary to change to a set “office hours” schedule at some point in the future.

1. Able to communicate effectively with peers, superiors, vendors and customers both in written and verbal form.
2. Able to block out distractions in order to truly listen to the conversation that is occuring.
3. Creates a sense of comfort and trust through their ability to build rapport.
4. Able to diffuse difficult, very emotionally charged situations and resolve to the satisfaction of all parties involved.
5. Must have the ability to negotiate and mediate effectively on behalf of clients.

Technical Skills

1. Basic understanding of computers and navigating the Internet.
2. Able to use email and text messaging effectively as a means of communication.
3. Must be able to read a map or utilize a GPS navigation system.
